Century Tower I and II

TCE was hired by the owner to assess the roof condition and develop a replacement program for the roof membrane. A full condition survey was performed on the roof. The Century complex consisted of two commercial towers connected by a four-story building. The two main tower roof systems were mechanically fastened Hypalon (Chlorosulfonated Polyethylene) roof membranes, on top of one inch of urethane foam, on top of another roofing system which was a four-ply asphalt roofing system with stone slag still in place, adhered to the concrete roof slab. There was a recess in the slab at the Century II Tower where the cooling tower is located. The existing roof system below the cooling tower was a loosely laid EPDM (Ethylene Propylene Diene Terpolymer Membrane) system, over three inches of expanded polystyrene (EPS) insulation, over another roofing system which is a four- ply asphalt roofing system with stone slag still in place, adhered to the concrete roof slab.

A single two-ply hot rubberized roof membrane in an IRMA configuration was determined to be the ideal solution for the owner. TCE prepared bidding specifications and drawings for the roof replacement and bid the project out to roofing contractors. TCE assisted the owner in evaluating the bids and handled all aspects of preparing the construction contract. During construction, TCE was responsible for the contract administration and quality assurance. As part of the construction work, TCE inspected the concrete slab for delimitations and oversaw the repair.
