This hotel was constructed in phases in the early and mid-1990’s. The building is a concrete framed structure, 16-stories high with two below grade parking levels. Leaks were reported coming through multiple roof areas into the hotel interior spaces. TCE performed a condition survey of the roofing membrane, and provided recommendations, specifications and drawings for roofing repairs and replacement.
TCE provided provide field services to examine the entire hotel garage, consisting of post-tensioned concrete elevated slabs, ramp, and beams. The columns and foundation walls are conventionally reinforced. The garage slabs were experiencing minor cracking, and the urethane coating on the 3rd garage level was past its useful service life.

Facade restoration and waterproofing repairs were made to the spa building and guest rooms. Work included installation of hot applied waterproofing system, deck extension and new tile to balconies, and replacement of sliding doors, hinged frames and fixed windows with an impact resistant system. Two floors were removed at the spa exterior courtyard corridor and replaced with aluminum framing and impact resistant glazing. Miscellaneous stucco repairs were designed.
