Repaired balconies and replaced facade caulking. Unsound concrete was repaired in balcony slabs. Approximately 64,000 gsf of urethane waterproof coating was applied to balcony decks and edges with approximately 59,000 gsf of coating applied to balcony soffits. Approximately half of the building had replacement aluminum handrails and the other half had original construction steel handrails that did not meet Building Code requirements in strength, handrail height, and picket spacing. Approximately 4,700 LF of steel handrail was replaced with new Building Code compliant surface mounted aluminum handrails that matched existing aluminum handrail.

413,000 gsf 12-story condominiums with three levels 190,000 gsf of below grade parking. Foundation system is precast concrete piles.

13-story, 296 unit luxury residential building framing the gateway to the nearby Reston Town Center. The 337,000 gsf tower includes health club, exercise room, club room, cafe, and rooftop pool. The lakeside outdoor plaza includes seating and access to the WO&D bike trail. Below greade parking is provided for 500 vehicles.
